The Senior Director of Full Service Gross (FSG) Property Portfolio is responsible for leading the strategy, negotiation, and execution of full-service gross lease transactions across the company’s office real estate portfolio. This role ensures that leasing activities support business objectives, optimize occupancy costs, and maintain flexibility in a dynamic workplace environment. The ideal candidate brings deep expertise in office leasing, solid financial acumen, and a proven ability to manage complex landlord relationships and lease structures. 

Real Estate Services FSG portfolio consists of small sites requiring flexible terms, targeted geographic positioning for field-based operations across North America. Properties consist of small footprints (>2,500SF) offices, e-Suites, e-Storage, inter-company sub-leases that are predominantly Full-Service Gross agreements.    

The FSG Team offers one-stop-shop real estate support for field-based locations with limited back-office staff.  The team operates with a nimble, cost-conscious mindset, ensuring customer needs are solved with speed, simplicity and cost efficiency.  

You’ll enjoy the flexibility to work remotely * from anywhere within the U.S. as you take on some tough challenges. This position follows a hybrid schedule with four in-office days per week.

 

Primary Responsibilities:

  • Office Leasing Strategy & Execution 
    • Develop and implement leasing strategies for full-service gross lease structures across the company’s office portfolio
    • Lead lease negotiations, renewals, expansions, and terminations to secure favorable terms and ensure alignment with business needs
    • Collaborate with internal stakeholders (e.g., Workplace, Finance, Legal, HR, Facilities Services) to align leasing decisions with workforce and workplace strategies
  • Portfolio & Transaction Management 
    • Manage a portfolio of leased office properties, ensuring proactive oversight of lease expirations, options, and critical dates
    • Analyze market trends, occupancy costs, and space utilization to inform leasing decisions and portfolio optimization
    • Maintain solid relationships with landlords, brokers, and external advisors to support transaction execution and market intelligence
  • Facilities Services 
    • Collaborate with the Facilities Management and Procurement teams to source any facilities services not provided under the FSG agreement e.g. janitorial, furniture, move management, etc. 
  • Financial Oversight & Risk Management 
    • Develop and review financial models to evaluate lease options, including total occupancy cost and risk exposure
    • Ensure lease terms reflect full-service gross structures, including operating expenses, utilities, and maintenance
    • Monitor lease obligations, escalations, and cost recovery mechanisms to ensure compliance and cost control
  • Leadership & Collaboration 
    • Lead a team of leasing professionals and transaction managers focused on office space
    • Serve as a subject matter expert on full-service gross leasing within the broader real estate and workplace organization
    • Provide regular reporting and insights to senior leadership on leasing strategy, performance, and market dynamics

Required Qualifications:

  • 10+ years of experience in office leasing, with a solid focus on full-service gross lease structures
  • Demonstrated success in negotiating complex lease transactions and managing large office portfolios

 

Skills & Competencies 

  • Deep understanding of office leasing markets, lease structures, and financial modeling
  • Solid negotiation, analytical, and contract management skills
  • Excellent communication, stakeholder engagement, and leadership capabilities
  • Ability to manage multiple priorities in a fast-paced, matrixed environment

Pay is based on several factors including but not limited to local labor markets, education, work experience, certifications, etc. In addition to your salary, we offer benefits such as, a comprehensive benefits package, incentive and recognition programs, equity stock purchase and 401k contribution (all benefits are subject to eligibility requirements). No matter where or when you begin a career with us, you’ll find a far-reaching choice of benefits and incentives. The salary for this role will range from $156,400 to $268,000 annually based on full-time employment. We comply with all minimum wage laws as applicable.
